General Information
All buildings are manufactured in Sullivan Illinois by Everlast Portable Buildings, an Amish owned company. Everlast Portable Buildings only build sheds, and we believe they set the standard for quality and craftsmanship. The warranties support these high standards.
Yes, unless a building is purchased off the lot, all sheds are custom designed. You pick your size, style, colors, and options. You can design your own building on our website. There may be some customization (sizes and designs) not available on our website. We would be happy to work with you in creating a custom building. CLICK TO DESIGN.
Yes, we offer free delivery for customers located within approximately 30 miles of one of our locations. Delivery outside this area may be available for an additional fee. Contact us for more information!
Any portable building on the lot, unless tagged as sold, is available for purchase. The advantage is delivery within a week.
Everlast Portable Buildings requires a 10% down payment when placing an order with the balance due upon delivery and setup (at your site/home). Cash, credit card (including debit) and personal checks are accepted for the down payment. There is a 3% service charge if using a credit card to pay the balance due (after 10% deposit). The 3% service charge does not apply to the 10% down payment (when using a credit card).
We work with Wells Fargo, State Bank of Arthur and Lightstream to provide a variety of financing options with approved credit. Please visit our financing page for more information. We also have a Rent-To-Own option on some buildings.
Most of our buildings (build on sites are not eligible for electric) are available with an optional electrical package which includes outlets, light switches, light fixtures, and breaker boxes. We do not however connect power to your shed, it is your responsibility to get the power to the shed.
Yes, for an additional charge we can put lattice, or 1” treated lumber. This will depend on the site and style of shed.
Our sheds are built by skilled Amish Craftsmen.
No problem! Build On-Site. Your shed can be built right on your property. After constructing the kit at our shop, we will send out a crew of 3-5 craftsmen to assemble your building.
Delivery Scheduling & Expectations
You will typically receive a call approximately one week prior to delivery to coordinate and confirm your delivery date. This allows us to ensure the site is ready and that the timing works for you.
On the day of delivery, our drivers are expected to contact you when they are approximately one hour away from arrival. If you would like additional notice, please let us know in advance and we will do our best to accommodate.
We strongly encourage someone to be present at the time of delivery to confirm placement and ensure everything is completed to your expectations. Final payment is typically due at delivery, which is another reason we recommend being on-site.
If you are unable to be present, arrangements can be made in advance provided that:
- The site is fully prepared and accessible
- The exact placement location has been clearly communicated
- Payment arrangements have been completed ahead of time
To ensure a smooth delivery:
- The site should be level and fully prepared.
- Access paths should be clear of any obstacles.
- Fence sections or posts should be removed if needed.
- Pets should be secured.

If the site is not accessible or properly prepared at the time of delivery, placement may not be possible and delivery may need to be rescheduled. Additional charges may apply depending on the situation.
Permits, Zoning & Setbacks
In many cases, YES. Most municipalities require a permit for shed installation. Requirements vary depending on the size of the building, its location on your property, and local zoning regulations.
Permit approval is typically the homeowner’s responsibility, as requirements vary by municipality and property. We will provide all necessary information and documentation to help you successfully navigate the permitting process.
Setbacks are the minimum required distances a structure must be placed from property lines, fences, or other buildings. These requirements vary by location and should be confirmed prior to delivery.
In most cases, the process is straightforward and handled directly through your local municipality. Many areas allow online applications, and approvals are often completed within a reasonable timeframe.
Site Preparation
We recommend a level gravel pad for most installations. It provides excellent drainage, long-term stability, and is typically the most cost-effective option. As a guideline, the pad should be 1 foot larger than the building on all sides.
For example: An 8′ x 10′ shed should sit on a 10′ x 12′ pad
YES. Our sheds are built on pressure-treated skids with a lifetime warranty against decay and termites. If the site is reasonably level, we can use shims and blocking during placement.
That said, a gravel base is recommended for better support, drainage, and to help discourage burrowing animals.
NO, unless required by your municipality, HOA, or specific site conditions. Concrete is often significantly more expensive and typically not necessary. A properly prepared gravel base provides sufficient support in most cases.
YES. Pier systems or alternative leveling methods may be possible depending on the site, particularly for sloped or limited-access areas.
YES. We recommend confirming zoning, placement, and anchoring requirements with your municipality or HOA. If anchoring is required, we offer solutions to meet those requirements.
Site preparation is typically the homeowner’s responsibility, though we can recommend contractors for gravel pad installation if needed.
The site should be reasonably level prior to delivery. Minor adjustments can be made, but significant grading should be completed in advance.
If the site is not properly prepared, delivery may need to be rescheduled or adjusted, and additional costs may apply.
Delivery Access Requirements
In order to safely deliver and place your shed, we need clear and unobstructed access to your backyard or desired location. As a general guideline, we recommend access that is approximately 2 feet wider than the width of the building, although 1 foot wider may work in situations where the delivery path is straight and unobstructed.
For example:
- An 8′ x 10′ building would generally require a 9′ opening if the path is straightforward, with 10′ preferred.
- A 10′ wide building would generally require about 11′ to 12′ of clear access, depending on the path and site conditions.
Common obstacles that may impact access include:
- Fences and fence posts
- Gates (must be wide enough or removable)
- Low-hanging branches or overhead wires
- Tight turns between homes or structures
- Septic systems, utilities, or soft ground conditions
If you’re unsure whether your property has adequate access, we’re happy to review photos or visit the site to help determine feasibility before delivery.
Fence access is very common. In many cases, a section of fence or one or more posts may need to be temporarily removed to allow access. This is typically the homeowner’s responsibility; however, we do work with a trusted third-party contractor who can assist with removal and reinstallation if needed. Please note:
- Fence work usually requires two trips (removal before delivery and reinstallation after).
- Costs typically range from $300–$400 per post, depending on complexity.
- In most cases, fence post removal is more cost-effective than building the shed on-site; however, on-site construction remains an available option for properties where fence removal is not preferred or feasible.
When handled properly, fence post removal and reinstallation is a routine process and should not compromise the structural integrity of your fence. Our recommended contractor is experienced in this process and ensures posts are securely reinstalled and aligned properly
